 REAL ESTATE BROKER SERVICES

INTRODUCTION

Yancey County Board of Education, (hereinafter “Board”) seeks a real estate firm with experience in commercial real estate to provide services for property owned by the Board, the former Bald Creek Daycare Center located at 57 Pleasant Valley Road, Burnsville, NC.  It is the intent of this RFP to have the successful broker/firm enter into a Professional Services Contract with the Board to supply real estate services as outlined herein.  The property consists of 1.0 acre with a one-story brick building and being all that property described in a deed recorded at Yancey County Deed Book 734, Page 652.  The firm is expected to meet the Board’s objective to sell this facility by marketing the property to budding entrepreneurs, existing firms and new firms seeking a commercial location in the Bald Creek Community.

Sealed proposals should be submitted to Yancey County Superintendent’s Office, 100 School Circle, Burnsville, NC  28714, by 2:00 p.m. on November 1, 2019; clearly marked on the outside “Proposal – Real Estate Broker Services”.  At that time, they will be opened and read aloud.  Selection will be made by 8 November, 2019.

The Board reserves the right to reject any and all proposals, or parts of proposals, when it is judged to be in the best interest of the Board.  Any listing shall contain a provision that all offers shall be made subject to the negotiated offer and upset bids procedures contained in N.C. General Statute 160A allowing for the disposal of real property.

The real estate firm will be paid strictly on commission basis and will be expected to work closely with, and provide monthly reports to, the Yancey County School Superintendent.  All questions should be sent to Kathy Amos, Superintendent, 100 School Circle, Burnsville, NC  28714 or e-mailed to kathyamos@yanceync.net.

  1. SCOPE OF SERVICES

The successful firm shall agree to contract with the Board to provide the following:

  • Perform market analysis
  • Develop strategies for sale of property
  • Work with Superintendent Board Attorney to negotiate property sale with buyers and prospects
  • Coordinating real estate appraisals
  • Coordinating real estate transactions closings
  • Handling all other customary activities and services associated with real estate transactions.

Services may include consultation with Board staff and the Yancey County Board of Education relating to the sale of real estate.

  1. BROKER QUALIFICATIONS

Respondents to this RFP shall have the following qualifications:

  • Must be licensed and in good standing with the State of North Carolina
  • Must have an excellent reputation in the real estate community
  • Must be knowledgeable in the local real estate market and have experience with small and large commercial properties
  • Must be knowledgeable in the use of all public real estate records
  1. FEE SCHEDULE

The proposed fee schedule shall include the following items:

  • State your commission rate for the selling of the property
  • State any other costs the Board may anticipate relating to the real estate services to be provided.
  1. TERM OF CONTRACT
  • The contract period will be for a term as determined by the Board and the successful broker/firm. The contract may be terminated by either party with 60 (sixty) days prior notice.
  1. EVALUATION AND AWARD PROCESS

Issuance of this RFP and receipt of proposals does not commit the Board to award a contract.  The Board reserves the right to postpone receipt date, accepting or rejecting any or all proposals received in response to this RFP, or to negotiate with any of the brokers/firms submitting an RFP, or to cancel all or part of this RFP.

  1. RFP SUBMITTAL REQUIREMENTS

By submitting a proposal, you represent that you have (1) thoroughly examined and become familiar with the scope of services outlined in this RFP and (2) are capable of performing quality work to achieve the Board’s objectives.

The following information must accompany your proposal:

  • List years in business, including previous names of the firm, if any.
  • Description of your firm including size of firm, location, number and nature of the professional staff to be assigned to the Board; staff experience and training, including a brief resume for each key person listed.
  • Describe experience (minimum five years previous experience with proven effectiveness) your firm or organization has in pertinent real estate experience.
  • Experience in assisting similar size entities, including any and all services for government agencies.
  • List of at least three references where and when your firm provided similar services.
  • Additional services offered through your firm.
  • Fee schedule:
    • State your commission rate for listing and selling of properties.
    • State any other costs the Board may anticipate relating to the real estate services to be provided.
