The Commissioners are so worried about emergency vehicles accessing homes that every road into a “holler” will appear the same as Sam’s Gap! There is minimal reality that someone will provide a 30 feet wide Right-of-Way through their property with minimal slope that must be paved, because the commissioners decided to gaslight the residents by saying its for “emergency vehicles”.
When a potential buyers read through the requirements of items that must be submitted to the review board, they will back out off the purchase immediately. It’s too risky and costly to invest, wait on surveys, plat designs, road grade designs, drainage system designs, and permits, just to receive a denial on their investment over an unreasonable power trip that a Review Board member may have.
Counties don’t grow based on law, they grow based on opportunity. This ruling limited all opportunity for growth.
The bordering counties have successful contributing developments because they worked together, not against each other.
